INTRODUCTION

SLOVAK INVEST CORPORATION, A.S. is the owner of the unfinished building property and adjacent land plot of the area of app. 9000 m2 in the locality of Zázrivá village, in Orava region, in the Slovak Republic.

 

The existing unfinished building is of rectangular ground-plan, 90 x 97,750 m in size. The project has a valid building permit completed with statements and permissions from all relevant authorities, allowing an immediate realisation of further construction.

 

Architectural proposal considers construction of Agro-tourism resort with the architectural design rooted in traditional local architecture of Zázrivá village.

 

The intention of SLOVAK INVEST CORPORATION, A.S. is to sell 100% of the Company’s shares to a prospect interested in further development of Orava Village Project.

Orava is a unique part in Central European region with spectacular nature, with vast expanses of forest, pastures and meadows, offering extraordinary atmosphere of naturalness, peacefulness and silence. This region has beneficial effects on any person’s spirit and all his senses. Decibels disappear and we can only hear birds singing, wind whispering through forests and grassland. We can take a deep breath of fresh air, and our eyes can admire the most beautiful colours of Mother Nature. No stress, haste or noise, no factories, traffic or smog, no mega constructions, large shopping centers or discotheques. There is only return to nature and tradition.

 

Orava is the region in north-western part of Slovakia, 1661 km2 in size, which is delineated by the borderline between Slovakia and Poland and Oravské Beskydy mountain range in the north, by the spectacular Roháče mountains (which is part of West Tatra mountain range) in the east, Malá Fatra and Veľká Fatra mountains in the west and by Chočské vrchy mountains in the south.

 

Orava offers fist of all unpolluted air and healthy natural environment and spectacular nature but also many historical sites. It offers wide opportunities for hiking, cycling, agro-tourism, horse riding, climbing, water sports, yachting, windsurfing, swimming, canoeing or rafting, fishing, hunting and in winter cross-country and alpine skiing and other enjoyable activities connected to snow, which is usually plentiful in this area.

ZÁZRIVÁ VILLAGE

Zázrivá village is located in north-western Slovakia, in the north-west corner of Dolný Kubín district. It is situated by the state route No. 36 between Terchová and Párnica villages. It can be reached by state routes from Párnica (D.Kubín and Kraľovany) or Terchová (Žilina) or Oravská Lesná (Námestovo District).

 

Distances from Zázrivá village to main transport centres and hubs of international importance:

  • Bratislava : 226 km
  • Žilina : 26 km
  • Čadca /PL, ČR/: 38 km
  • Poprad /airport/: 87 km
  • Banská Bystrica : 75 km

 

Zázrivá and its municipal (cadaster) area lie within several mountain units and sub-units of Fatra-Tatra region and Middle Beskyds. The centre of this area is constituted by Zázrivská Trough, and the center of the village settlement lies there. The relief is radially modelated by the river system of Zázrivka River and its tributaries. Zázrivá village is composed of eleven mountain settlements scattered alongside of Zázrivka River and its tributaries. These settlements rise to the elevation 800 m a. s., there is more than 300 m difference in elevation between the lowest and the highest settlement of the village.

 

Landscape around Zázrivá has attracted people since long time ago. Many visitors and local people consider this area as one of the most picturesque parts of Slovakia. We can find beautiful nature and many charming places in the surroundings. Three distinct mountain units surround Zázrivá village: Malá Fatra mountains, Kysucká vrchovina mountains a Oravská Magura mountains, providing for great diversity of landscape and natural environment. We can find gently sloping meadows as well as steep brows and cliffs, beech forests as well as spruce forests and mountain pine, rolling hills and pointing rocky peaks, lakes, streams and waterfalls.

 

Climatic conditions are significantly affected by this broken topography. Temperatures, precipitation and wind differ considerably from one part of the village to another, based on the elevation. Difference in temperature might be 5°C on an ordinary day. Average temperature in January is -6°C, avarege temperature in July is 13°C. There are only 250 days in a year with temperatures above 0°C. There are about 130 days in a year with snow covering the ground. Annual precipitation is about 1000 mm.

 

We can find many rare and protected plant and animal species in the surroundings of Zázrivá village. Therefore, many localities around Zázrivá have been designated as protected: National Nature Reservation of Rozsutec lies within the borders of Malá Fatra National Park, Minčol and Paráč Nature Reservations, Dubovské lúky meadows and Plešivá Protected Habitats, Protected Nature Monument Borková mláka.
